Listing sites are not the only place renters look anymore. A lot of people, especially younger renters and anyone moving locally, find their next apartment by scrolling Facebook and Instagram. Posting your vacancies there is free, and a good post can reach neighbors, friends of current tenants and local groups that a listing site never touches.

Here is how to market rental units on social media without it turning into a second job.

Set Up the Right Accounts

  • A Facebook Page for the property (not a personal profile). Pages can be found in search, can be shared, and keep your personal account separate.
  • An Instagram business or creator account, linked to the Page. Business accounts unlock scheduling tools and insights.
  • Consistent branding: the same property name, logo, address and phone number everywhere.

Photos Do the Selling

On social media, the photo decides whether anyone reads the caption. A few rules make a big difference:

  • Shoot in daylight with every light on and every blind open.
  • Lead with the best room, usually the living area or the kitchen, not the front door.
  • Use several photos per post. Carousels on Instagram and multi-photo posts on Facebook get more engagement than a single image.
  • Include an exterior shot and one amenity shot (pool, gym, parking, laundry).

Write Captions That Answer Questions

Every message you get asking "how much?" or "is it still available?" is a sign the caption left something out. A strong rental post includes:

  • Rent and size: "2 bed / 1 bath, 850 sq ft, $1,150/month"
  • Availability date
  • Two or three standout features: "new flooring, washer/dryer hookups, covered parking"
  • The neighborhood: nearby schools, employers or shopping
  • A clear next step: a link to apply or schedule a tour
Keep fair housing in mind in every post. Describe the property, not the kind of person you want to rent to. Avoid phrases like "perfect for young professionals" or "ideal for a single person."

Post on a Schedule, Not in a Panic

The worst time to start marketing a unit is the day it becomes vacant. Post when the move-out notice arrives, post again when the make-ready is finished, and repost every week or two until the unit leases. In between, post the occasional community update or resident event so your Page looks alive when a prospect checks it.

Use Local Groups Carefully

Local Facebook groups (city buy/sell groups, neighborhood groups, groups for new residents) can be very effective, but every group has its own rules. Read them before posting, post only where rentals are allowed, and do not post the same unit more often than the group allows.

Publish Straight From Your Property Software

The biggest time sink in social media marketing is copying photos and details from one system into another. iRent removes that step. In Marketing → Socials, you connect your own Facebook Page and Instagram business account once per property. After that, you can publish an available unit's photos and details to both accounts on demand or on a schedule. Your accounts stay yours: iRent posts only the content you choose, to the account you picked, and you can disconnect at any time.
